Higgins Partnerships appointed to construct affordable homes in London
Peabody, a not-for-profit housing association, has selected Higgins Partnerships to construct 189 affordable, low-energy homes at Deptford Landings in south-east London, UK.
This initiative marks Peabody's first project to offer homes that meet the Passive House certification.
The certification is said to be a benchmark in the construction industry for reducing building running costs and energy consumption.
Passive House buildings are noted to use up to 90% less energy than traditional structures and more than 75% less than typical new builds.
The Deptford Landings project, managed by Peabody, is expected to be one of the most extensive single-phase Passive House projects in the UK.
Once constructed, the project is claimed to provide residents with lower energy costs and enhanced comfort and air quality.
The scheme will feature fully affordable housing options, including social rent and shared ownership, aimed at assisting local individuals on the council's housing waiting list.
The project will consist of three eight-storey buildings, of which two will have large roof terraces and a central landscaped courtyard.
All homes, designed by architect Allford Hall Monaghan Morris with engineer Max Fordham, will include a private balcony.
Block 6A is set to offer 69 one- and two-bedroom homes while Block 6B will have 61 homes ranging from one to three bedrooms.
The final block, Block C, will provide 59 one- and two-bedroom homes.
These homes will be part of a broader master plan executed by Lendlease.
Lendlease is a global company creating a community complete with new homes, retail spaces, a refurbished pub, and green areas linked to The Waterline Way, a route for walking and cycling.
This phased project aims to establish a dynamic environment for living, working, and socialising.
Peabody Development managing director Simon Barry said: “At a time when building new, affordable homes in the capital is increasingly challenging, our investment of more than £75m [$92.68m], including grant support, will provide nearly 200 homes for Londoners.
“As well as being fully affordable, they’re the first we’re building to Passive House standards. Every home will be low cost and low energy, helping to significantly reduce energy bills for residents while being better for the environment. Together with our new partners at Higgins, we’re looking forward to continuing this pioneering work alongside Lendlease and the London Borough of Lewisham.”
Earlier this month, Higgins Partnerships and Hillingdon Council marked the commencement of two regeneration projects in Hayes with a ground-breaking event.
