Bellway Plc (Bellway) is a UK-based residential property developer primarily involved in designing, building, and selling homes. It offers both new and second-hand homes to clients. It also provides homes to housing associations for social housing. The company offers properties ranging from one-bedroom apartments to six-bedroom family homes. The company operates under three brands, including Bellway, Ashberry Homes, and Bellway London. The Bellway brand offers high quality homes and fosters strong local communities through its divisional structure, which allows for tailored responses to local geographical demands. Ashberry Homes provides outlet elevational treatments and internal layouts to the customers. Through the Bellway London brand, the company offers one-bedroom apartments to four-bedroom houses in London. The company operates through 20 divisional offices covering centers across England, Scotland, and Wales. As of July 31, 2025, the company owned and controlled a land bank consisting of 30,544 plots implementable detailed planning permission (DPP). In FY2025, the company sold 8,749 homes at an average selling price of GBP316,412. It sold 7,430 homes under its main brand, Bellway, 1,056 homes under the Ashberry brand, and 263 homes under Bellway London in FY2025. Among those homes that the company built, 6,924 were private houses sold at an average selling price of approximately GBP350.4 thousand, and 1,825 were social houses sold at an average selling price of approximately GBP187.3 thousand.

R&D Overview

Bellway has undertaken several R&D initiatives focused on developing lower carbon and more energy-efficient homes as part of the Future Homes Standard ('FHS') specification. A key project is the Energy House 2.0 at the University of Salford, where Bellway has constructed 'The Future Home,' a three-bedroom detached house within a climate-controlled chamber. This project aims to test low carbon heating technologies and energy-efficient building materials, providing insights for significant reductions in carbon emissions for new homes from 2025. Initial findings from the project, released in January 2024, indicate that the Future Homes Standard can be achieved at scale, with homes showing resilience against extreme climates and a small variance in performance. Further testing will focus on the effectiveness of different electrified heating systems.
